Lennox Masonry recently completed the steam cleaning and heritage masonry repointing of the historic Pump House in Esquimalt, BC, using traditional lime mortar and careful conservation methods designed for older brick buildings. This project is a strong example of how heritage masonry restoration can preserve the character of an important structure while improving its durability, weather resistance, and long-term performance.

History of the Pump House
The Pump House, also known as Building 1 at the Esquimalt Graving Dock, was constructed in 1925 as part of the larger dockyard complex in Esquimalt, BC. It was built to house the pumping machinery responsible for the watering and dewatering operations of the dry dock, making it an essential functional component of the site from the beginning.
The Esquimalt Graving Dock itself was developed by the Dominion government between 1921 and 1926 to support both military and commercial ship traffic, and at the time of its completion it was the second largest dry dock in the world and the largest on the Canadian west coast. As a result, the Pump House holds important historical value not only as an industrial building, but also as part of one of the most significant marine engineering projects in Canada.
Architecturally, the Pump House is a large three-story brick building on a concrete foundation, with ornamental brick patterning and limestone detailing that reflect its utilitarian yet carefully designed character. Its visibility, craftsmanship, and relationship to the surrounding dock structures contribute to its heritage significance and make it a familiar landmark in Esquimalt.
Process
Heritage masonry repair requires a very different approach from standard brick restoration. Historic buildings like the Pump House are best treated with compatible materials and non-abrasive cleaning methods that protect the original masonry rather than forcing it to perform like modern construction. For this project, our team used low-pressure steam cleaning to gently remove dirt, staining, and biological growth from the brickwork, followed by precise repointing with traditional lime mortar to restore the joints and allow the wall to breathe naturally.
Traditional lime mortar is a key part of proper heritage repointing. Unlike harder modern cement mortars, lime-based mortars are more flexible and vapour-permeable, making them far better suited to historic brick and stone structures. In a coastal environment like Esquimalt, where moisture is a constant factor, lime mortar helps reduce the risk of trapped water, cracking, and spalling, while supporting the long-term health of the masonry.
Steam cleaning is also an important conservation method for heritage brick buildings. Abrasive cleaning can damage soft historic masonry, erode mortar joints, and permanently alter the appearance of older structures. By using a controlled steam cleaning process, we were able to clean the Pump House façade safely and effectively while preserving the building’s original texture, colour, and historic character.

The repointing work was completed with close attention to mortar profile, colour, texture, and material compatibility.
